Property Enrichment & Skip Trace
Property Enrichment automatically appends detailed property data to your leads when they enter a property address. This includes 100+ data points like bedrooms, bathrooms, year built, estimated value, lot size, owner information, and mortgage details. Skip Trace goes a step further by discovering the property owner's phone number and email address. These features are built for real estate, insurance, mortgage, and home services funnels.
How Property Enrichment Works
- A visitor enters a property address in your funnel (using the address autocomplete field).
- LeadCapture looks up the property and retrieves detailed data.
- The enrichment data is attached to the lead record and included in your webhook payloads.
Enrichment happens in real time as part of the form experience. The visitor does not need to do anything extra.

Property enrichment provides a comprehensive set of data points across several categories:
Property Details
- Property type (single family, condo, townhouse, etc.)
- Year built
- Total square footage
- Lot size
- Bedrooms and bathrooms
- Stories
- Garage spaces
- Pool (yes/no)
Location and Identification
- Full address, city, state, zip code, county
- Parcel number (APN)
- Latitude and longitude
Valuation
- Estimated property value
- Tax assessed value
- Last sale price and date
Owner Information
- Owner name
- Owner mailing address
- Owner-occupied status
Mortgage Details
- Lender name
- Loan amount
- Loan type
- Interest rate
- Estimated equity
Skip Trace
Skip Trace discovers contact information for the property owner. When enabled, it uses the owner name and mailing address from the property enrichment data to find:
- Phone numbers: Including line type (mobile, landline) and Do Not Call (DNC) status.
- Email addresses: Including email type (personal, work).
Skip Trace only charges credits when it finds a match (at least one phone number or email address). If no contact information is found, no credits are deducted.

If your account does not have sufficient credits, the enrichment is skipped and the lead proceeds without property data. Leads are never blocked due to credit issues.
Webhook Payload
Enrichment data fields are included in your webhook payloads alongside the standard form fields. Each property data point has its own webhook field name that you can customize in the Field Mapping section. This lets you map property data to the exact fields your CRM expects.
Enabling Property Enrichment
- Open your funnel in the builder.
- Go to the Settings tab.
- Enable Property Enrichment.
- Select which data categories you want to capture.
- Optionally enable Skip Trace to discover owner contact information.
- Save your funnel.

- Property Enrichment works best when paired with Google Address Autocomplete, which ensures the visitor enters a standardized, recognizable address.
- Skip Trace is especially valuable for insurance agents and real estate professionals who need to contact property owners directly.
- Skip Trace only charges credits on successful matches, so you are not paying for lookups that return no results.
- Enrichment data is included in all integrations: webhooks, Zapier, LeadProsper, LeadByte, and email notifications.
